Choosing where to buy a home in the San Francisco East Bay often comes down to more than the house itself. Location, transportation, recreation, shopping, dining, housing style, price point, and access to employment centers can all play an important role.
Three cities that deserve consideration are Pleasanton, Dublin, and Fremont. Each offers a different combination of housing, amenities, transportation, outdoor recreation, and access to the broader Bay Area.
As of September 2026, all three cities have homes available across a range of property types and price points. Market conditions change frequently, so buyers should view the numbers below as a snapshot rather than a prediction of future prices.

These median figures include multiple property types and should not be interpreted as the price of a particular home or neighborhood. Location, lot size, condition, square footage, property type, upgrades and other factors can produce substantial differences in value.
Pleasanton combines a historic downtown with extensive recreation, shopping, dining and access to major East Bay transportation corridors. The city is positioned near the I-580/I-680 interchange and is served by regional transit, including nearby BART stations.
One of Pleasanton's most recognizable amenities is its historic downtown. Main Street and the surrounding blocks include restaurants, cafés, boutiques and local businesses, while events throughout the year bring additional activity to the downtown area. The Pleasanton Farmers' Market operates year-round on Saturdays, and the city also offers cultural amenities such as the Firehouse Arts Center.
Outdoor recreation is another major feature. The City of Pleasanton reports 46 community and neighborhood parks, more than 60 miles of trails and over 700 acres of undeveloped open space. Augustin Bernal Park alone encompasses 237 acres and provides trails and open-space recreation.
Shopping options range from independent downtown businesses to Stoneridge Shopping Center and other retail centers throughout the city.
Recent market data for the three months ending August 2026 shows a Pleasanton median sale price of approximately $1.52 million. Individual properties, however, can be substantially below or above that figure.
Current listings on my website illustrate that range. At the time this article was prepared, the Pleasanton real estate page included available properties ranging from approximately $850,000 to $12.9 million, demonstrating just how much variation exists among property types, neighborhoods, lot sizes and luxury estates.

Pleasanton includes condominiums, townhomes, established single-family neighborhoods, newer properties and luxury homes. Areas represented in current MLS searches include Downtown Pleasanton, Birdland, Del Prado, Highland Oaks, Mission Park, Ruby Hill, Stoneridge, Valley Trails and Vintage Hills, among others.
For buyers who value a combination of established neighborhoods, outdoor recreation, downtown amenities and regional transportation access, Pleasanton is worth exploring.
Immediately north of Pleasanton is Dublin, a city that has experienced significant residential and commercial development. One of the most noticeable differences between Dublin and many other established East Bay communities is the amount of relatively newer housing available.
Current data on my Dublin real estate page shows an average year built of approximately 2004 for the properties represented there, compared with approximately 1981 for Pleasanton and 1982 for Fremont. While those numbers change with inventory, they help illustrate Dublin's comparatively newer housing stock.
Dublin is also particularly well connected by public transit. The city is served by both the Dublin/Pleasanton BART Station and West Dublin/Pleasanton BART Station, providing connections to other parts of the Bay Area.
Recreation is another significant amenity. Dublin reports more than 24 neighborhood and community parks, sports fields and open-space areas. Major destinations include Emerald Glen Park, Fallon Sports Park, Dublin Hills Regional Park and The Wave at Emerald Glen Park.
Dublin Hills Regional Park encompasses approximately 654 acres and offers hiking, bicycling and equestrian trails, while the city's parks include sports fields, courts, picnic areas, trails and other recreational facilities.
For the three months ending August 2026, the median Dublin sale price was approximately $1.27 million.
At the time this article was prepared, listings displayed on my Dublin real estate page ranged from approximately $995,000 to $3.175 million. Current inventory and prices will change, so buyers should check live listings for the latest information.

Dublin includes condominiums, townhomes, detached homes and newer master-planned communities. Neighborhood and development names represented in local MLS data include Boulevard, Dublin Ranch, East Dublin, Positano, Silvergate, SummerGlen, The Terraces, Wallis Ranch and West Dublin.
For buyers comparing newer construction, transportation access and recreational amenities, Dublin provides an interesting alternative to both Pleasanton and Fremont.
Fremont occupies an important location between the East Bay and Silicon Valley. It is the fourth-largest city in Silicon Valley and has substantial employment in advanced manufacturing and technology-related industries.
The city developed from five historic townships—Centerville, Niles, Irvington, Warm Springs and Mission San Jose—which today remain recognizable districts. That history contributes to the considerable variation buyers can find as they travel from one part of Fremont to another.
Fremont also offers substantial outdoor recreation. Central Park and Lake Elizabeth are among the city's best-known destinations, while the Parks and Recreation Department operates parks, sports facilities, community centers and Aqua Adventure Waterpark. Nearby hills and regional open spaces provide additional opportunities for hiking and outdoor recreation.
Transportation is another reason buyers compare Fremont with other East Bay cities. Fremont has BART service at the Fremont and Warm Springs/South Fremont stations, connections to major highways including I-880 and I-680, and access toward Silicon Valley, the Peninsula and other East Bay employment centers.

At the time this article was prepared, my Fremont real estate page showed available properties ranging from approximately $975,000 to $4.898 million. Fremont's large geographic footprint means pricing can vary considerably among districts, property types and individual neighborhoods.

Among the areas represented in Fremont MLS searches are Ardenwood, Cabrillo, Centerville, Glenmoor, Irvington, Mission San Jose, Niles, Northgate, Parkmont, Warm Springs and Weibel. Buyers may encounter condominiums and townhomes as well as older established residences, remodeled homes, newer developments and luxury properties.
For buyers who place a high priority on access to Silicon Valley and the South Bay while remaining in Alameda County, Fremont deserves close consideration.

Pleasanton: approximately $1.52 million
Fremont: approximately $1.40 million
Dublin: approximately $1.27 million
These citywide medians are useful for understanding the general market, but they should not be used to estimate what a specific property is worth. A condominium and a detached home on a large lot, for example, can have dramatically different values even when they are located within the same city.
The same is true among neighborhoods. Fremont's Mission San Jose area can behave differently from other Fremont districts. Pleasanton's luxury market is different from its condominium and townhome market. Dublin's newer developments can differ from established West Dublin neighborhoods.
For that reason, the most useful comparison begins with your desired property type, approximate budget, preferred location, transportation needs and features that matter to you.
There isn't one city that is automatically the right answer for every real estate buyer.
Pleasanton stands out for its historic downtown, extensive trail and park system, community amenities and varied housing stock.
Dublin offers comparatively newer housing, two BART stations, extensive recent development, parks and major recreational facilities.
Fremont offers proximity to Silicon Valley, major employment centers, BART and freeway connectivity, established districts and extensive recreational opportunities.
The best way to compare the three is to look beyond citywide statistics and examine the actual properties available within your budget. Lot size, HOA dues, age of construction, commute routes, property condition, neighborhood location and long-term ownership costs can make two similarly priced homes very different choices.
